How Tenants Opt In to SMS Notifications

Every Rock Realty, LLC residential and commercial lease agreement contains an SMS Notifications section. To opt in, the tenant must (a) provide their mobile phone number in the field provided and (b) initial a checkbox specifically authorizing Rock Realty, LLC to send text messages. The exact lease language is:

“By providing my mobile phone number above and initialing this section, I expressly consent to receive text messages from Rock Realty, LLC regarding my tenancy. Messages may include rent reminders, payment receipts, late-payment notices, maintenance request status updates, scheduled-maintenance access notices, lease renewal reminders, and emergency property notifications. Message frequency varies — typically 0–4 messages per month. Message and data rates may apply. I may opt out at any time by replying STOP to any message. Reply HELP for help. Full terms at rockrealtyhawaii.com/sms-terms; privacy policy at rockrealtyhawaii.com/privacy.”

 Tenant Initials Mobile Phone Number

A tenant who does not initial the SMS Notifications section does not receive any text messages from Rock Realty, LLC. Consent is recorded in our tenant management system before any first message is sent.

Existing tenants can also opt in or update their SMS preference through the Rock Realty tenant portal at rockrealtyhawaii.com/login. The portal's SMS preferences screen displays the following consent form. The checkbox is unchecked by default; the tenant must affirmatively check it to enroll.

Upon submission, the tenant's consent is recorded in our database with a timestamp. We also send a one-time confirmation SMS to the supplied number reading: “Rock Realty: You are subscribed to tenancy notifications. Up to 4 msgs/month. Msg & data rates may apply. Reply HELP for help, STOP to opt out.”

Required Disclosures

• Program Name: Rock Realty Tenant Notifications, operated by Rock Realty, LLC.
• Message Categories: Transactional and operational only. Rent reminders, payment receipts, late-payment notices, maintenance request updates, scheduled maintenance access notices, lease renewal reminders, and emergency property notifications. No marketing or promotional messages.
• Message Frequency:Varies by tenancy events. Typically 0–4 messages per month. Higher during emergency property events (water shut-offs, storm preparation, etc.).
• Message and Data Rates: Standard wireless carrier rates may apply. Rock Realty, LLC does not charge any fee for these messages. Carriers are not liable for delayed or undelivered messages.
• How to Opt Out: Reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT to any message. You will receive a confirmation and no further texts will be sent. Reply START to resubscribe.

• Privacy: Mobile phone numbers and SMS opt-in data are used solely for the property management communications described above. They are never sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. • Eligibility: Must be 18 or older and a tenant of a property managed by Rock Realty, LLC.
