1. Program Name
Rock Realty Tenant Notifications, operated by Rock Realty, LLC, the property management company for properties owned by Sakoda Rock Holdings, LLC (“Rock Realty Hawaii,” “we,” “us,” “our”).
2. Program Description
By providing your mobile phone number and granting consent at lease signing or through your tenant portal, you agree to receive transactional and operational text messages from Rock Realty, LLC regarding your tenancy. Messages include:
- Rent due-date reminders
- Payment receipts
- Past-due rent notices
- Maintenance request status updates
- Scheduled maintenance access notifications
- Building service alerts (water shut-offs, alarm tests, etc.)
- Lease renewal reminders
- Emergency property notifications (storm preparation, etc.)
We do not send marketing or promotional text messages. Phone numbers are never sold, rented, or shared with third parties or affiliates for marketing purposes.
3. How Tenants Opt In (Call-to-Action)
Tenants opt in to receive SMS messages from Rock Realty, LLC through one of two methods. Both methods capture explicit prior express written consent before any messages are sent. The unchecked-by-default checkbox is the affirmative action. Below is the exact, verbatim language used in each method.
Method 1 — At Lease Signing
Every Rock Realty, LLC residential and commercial lease agreement contains an “SMS Notifications” section. To opt in, the tenant must: (a) provide their mobile phone number, and (b) initial the section. A tenant who does not initial it does not receive SMS messages. The verbatim text printed in every lease is:
“SMS Notifications. By providing my mobile phone number above and initialing this section, I expressly consent to receive text messages from Rock Realty, LLC regarding my tenancy. Messages may include rent reminders, payment receipts, late-payment notices, maintenance request status updates, scheduled-maintenance access notices, lease renewal reminders, and emergency property notifications. Message frequency varies — typically 0–4 messages per month. Message and data rates may apply. I may opt out at any time by replying STOP to any message. Reply HELP for help. Method 2 — Tenant Portal
Existing tenants can opt in or update their SMS preference through the Rock Realty tenant portal at rockrealtyhawaii.com/login. On the SMS Preferences screen the tenant sees the consent form below. The checkbox is unchecked by default; the tenant must affirmatively check it.

Upon submission, the tenant's consent is recorded in our database with a timestamp. A one-time confirmation SMS is sent reading: “Rock Realty: You are subscribed to tenancy notifications. Up to 4 msgs/month. Msg & data rates may apply. Reply HELP for help, STOP to opt out.”
4. Message Frequency
Message frequency varies depending on tenancy events. Most tenants receive between 0 and 4 messages per month. During urgent building events (e.g., water shut-offs or alarm tests), additional messages may be sent.
5. Message and Data Rates
Standard message and data rates from your wireless carrier may apply. Rock Realty, LLC does not charge any fee for these messages. Carriers are not liable for delayed or undelivered messages.
6. How to Opt Out — Reply STOP
You may opt out of receiving SMS messages from Rock Realty, LLC at any time by replying STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT to any message you receive. You will receive a confirmation message and no further texts will be sent. To resubscribe later, reply START.
7. How to Get Help — Reply HELP

8. Eligibility
You must be 18 years or older and a tenant of a property managed by Rock Realty, LLC to participate in this SMS program. Carriers supported include all major US wireless carriers (T-Mobile, Verizon, AT&T, and others).
9. Privacy
Your phone number and SMS opt-in data will not be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Phone numbers are used solely for the property management communications described above. SMS messages are delivered on our behalf by Twilio Inc., a third-party SMS service provider. Representative messages a tenant may receive. Each includes the brand name, the category context, and the STOP/HELP footer required by US carrier guidelines.
